Selling your home is an involved process that affects your family and your future. Before you begin this process, you'll want to ensure that you have the most up-to-date information. When should you sell? How do you get the best price? What kinds of renovations should be made prior to the sale? One of the most important things you can do is ensure that your home is presented to buyers in the best possible way. Below, I have listed a number of things that the seller can do to maximise their chances of quick sale at a premium price. The First and Last View The front of your home is the picture in your buyer’s mind. Make sure your lawns are mowed and edged, replace any dead or dying plants and mulch with bark chips or similar to finish off. The Out and Up Views A house always looks bigger through sparkling windows. Cobwebs have their place in the garden but around the eaves make your home look less cared for than we know it really is. Too Lived In As much as we love the warmth of a lived in home, too much life can scare people away. Make sure those working rooms, kitchen, bathroom and laundry are sparkling clean. This helps enhance the benefits of each room. Put the kids’ rooms on the list too, we know how much they love to live. If It’s Not Broken Don’t Fix It – If It Is Broken, Fix It Holes in the walls, blown light bulbs, cracks in ceilings or walls are all negative points in your home. Fix anything that will make buyers think less of your home and want to negotiate the wrong way with your price. Who Let the Dogs Out? We love them; they’re cute but remember you might be selling to a postman. Don’t be upset when someone doesn’t love your pet the way you do, so avoid disappointment and keep your animals away from the buyers. Smell The Roses Anything that smells great will be of value to the sale. Flowers will leave both a welcoming scent and a lasting picture in your buyers mind. If you are having your home Open For Inspection it is best to make it as welcoming as possible. Don’t Leave The Wrong Mark Check your walls and carpets for any unwanted marks. Scrub, paint or shampoo them and it will pay dividends when your home sells. Make Room For Extra Space Potential buyers have possessions too. They are looking for a home that will take all their much-loved items. Pack up anything that is causing clutter or not needed on a day-to-day basis. Hold a garage sale to profit from unwanted goods. Tidy wardrobes and cupboards and present as much space as possible to buyers. Natural Light; Naturally Allow as much natural light as possible into your home by opening curtains, drapes and blinds fully so buyers can see how bright and friendly your home is. These tips may seem obvious but during the hurly burly of the sale process it is amazing how often the little things get overlooked. A little bit of planning goes a long way.
